CHARLOTTE, N.C. -- If you head into uptown Charlotte from the east, it is hard to miss. Construction crews are stripping away what was to be The Park Condos and turning the once foreclosed and weathered building into a new project, called SKYE.
Next month, the 22-story mix of condominiums and hotel takes another step toward completion, opening a sales center, much like the ones we saw during the housing boom, at the nearby EpiCentre.
"The EpiCentre was chosen as SKYE condominium's permanent sales center because of its accessibility to people who work, dine and attend sports, arts and entertainment events in uptown Charlotte," said Shane McDevitt, whose McDevitt Agency is representing the project. Some folks might find irony in that location. When first planned, the EpiCentre was to have its own condo tower. But that didn't happen and the financial and legal battles surrounding it have been much publicized.
As he begins marketing 69 condos at the nearby SKYE, McDevitt is confident the Uptown real estate market is improving. He says already, he's been inundated with interest in SKYE, still more than a year out from completion.
"The uptown market is looking stronger every day. Prices have stabilized and inventory is going down. Quality developments and properties that are priced properly are selling, that that is what you'll find at SKYE. I am not worried about the pace of sales," he said. "This is something new and exciting and I cannot wait for sales to begin."
Pricing for the condos range from the low $200,000's to more than $2 million for the two top floor penthouses. The project also includes a rooftop pool and restaurant and retail space on the ground floor. Developers are still hoping for completion in the fall of 2012.
Many people who work uptown, including city leaders, hoped to see the building finished. Small Brothers bought the high-rise out of foreclosure and worked to get the property rezoned to include both a hotel and condominiums.
