Rappelling The VUE highrise in Uptown Charlotte!

On October 29th, 2011, myself and my co-worker (Patrick Deely) rappelled down the 51 story VUE condominium highrise in Uptown Charlotte as we took donations to raise money for Special Olympics of North Carolina. Pat and myself raised a total of over $5k and the event as a whole raised close to $80k! Was an awesome experience for a great cause! Check out this pic of the VUE highrise in Uptown Charlotte when it was lit up at night for filming of a scene of Showtime's hot new series "Homeland" with Claire Danes. They filmed the pilot at my buddys place in Uptown. Claire is staying at Ashton Southend.

Woody Harrelson was in town shooting "Hunger Games" and rented a home near Uptown. And I saw Lenny Kravitz, who has a role in Hunger Games at The Ritz Carlton in Uptown where he was staying. I also recently saw Britney Spears and Lil Wayne when they were staying at The Ritz.

CHARLOTTE, N.C. -- If you head into uptown Charlotte from the east, it is hard to miss. Construction crews are stripping away what was to be The Park Condos and turning the once foreclosed and weathered building into a new project, called SKYE.

Next month, the 22-story mix of condominiums and hotel takes another step toward completion, opening a sales center, much like the ones we saw during the housing boom, at the nearby EpiCentre.

"The EpiCentre was chosen as SKYE condominium's permanent sales center because of its accessibility to people who work, dine and attend sports, arts and entertainment events in uptown Charlotte," said Shane McDevitt, whose McDevitt Agency is representing the project. Some folks might find irony in that location. When first planned, the EpiCentre was to have its own condo tower. But that didn't happen and the financial and legal battles surrounding it have been much publicized.

As he begins marketing 69 condos at the nearby SKYE, McDevitt is confident the Uptown real estate market is improving. He says already, he's been inundated with interest in SKYE, still more than a year out from completion.

"The uptown market is looking stronger every day. Prices have stabilized and inventory is going down. Quality developments and properties that are priced properly are selling, that that is what you'll find at SKYE. I am not worried about the pace of sales," he said. "This is something new and exciting and I cannot wait for sales to begin."

Pricing for the condos range from the low $200,000's to more than $2 million for the two top floor penthouses. The project also includes a rooftop pool and restaurant and retail space on the ground floor. Developers are still hoping for completion in the fall of 2012.

Many people who work uptown, including city leaders, hoped to see the building finished. Small Brothers bought the high-rise out of foreclosure and worked to get the property rezoned to include both a hotel and condominiums.

SKYE Condominiums will be the namesake for the city's only building to house a hotel, 67 residential condominiums and a rooftop restaurant. SKYE Condominiums was chosen as the name because the building will provide spectacular 360° views overlooking the skyline for the ultimate in Center City living. SKYE Condominiums reflects the unique SKYE Lobby and the 22- story rooftop restaurant, the first and only rooftop restaurant in Charlotte.

The SKYE has added full service valet parking to its list of luxury amenities. Residents and guests will experience the ease of driving up, handing off their keys and walking into uptown's unique residence, hotel and rooftop restaurant and pool, all under one roof.

"Using the name SKYE Condominiums fully captures the scope of this project. The ease of living uptown with access to dining and entertainment plus having valet service, amenities and a hotel all under one roof will make the SKYE a destination for residents and visitors," said Bud Balsom, Vice-President of Business Development for Small Brothers.

The approximately 8,000 square foot rooftop restaurant includes indoor/outdoor seating with private dining, outdoor lounge and "sky" bar with walls that open up to the roof area, which includes the pool and sun deck in approximately 7,800 square feet of open space walkways, green roof and seating areas.

The hotel's SKYE Lobby is on the 10th floor with guest check in and guest services. Its décor is inspired from the architecture, with a small nod to Art Deco. With bold, linear symmetry, contrasting colors and elegant modernism, the feature walls are beveled mirror tiles, surrounded by Crema Marfil arches. Art will have a prominent place in the SKYE Lobby with numerous sculptures commissioned by local artists. The completely separate amenities for residents and hotel guests will also be located on the 10th floor.

The Grand Lobby, located on the first floor, has a two story grand entrance and is welcoming with strong contrast in colors and creative use of light. The design details are purposefully timeless, yet contemporary, with stone flooring and wall panels with wood accent panels. Classic imported marble and granite is used. Elevator doors are etched stainless steel in a custom pattern, with warm walnut wood trimming. Five elevator banks will service the building.

"This will be something brand new and exciting that Charlotte has been waiting for," said

"It's not just another condo building, but true destination lifestyle living-- from valet parking your car to dinner and drinks at the rooftop restaurant, then back to your private well-appointed home without ever leaving the building. The new development has been approved and the plans call for a 172-room Hotel.
Ground level valet parking will be available for hotel guests. There will be approximately 2,600 square feet of ground floor retail at the corner of 3rd and Caldwell Streets.

The 67 condominium homes range from approximately 800 square feet for one-bedroom homes to 3,800 square feet for rooftop penthouses. The condominium homes are extraordinarily spacious with wide plank floors, gas cooktops, designer appliances and natural stone countertops. A demonstration kitchen and wet bar, fitness center, roof top pool, resident lounge and theater room are available for residents.

Perkins Eastman, architects for the project, has recently completed new renderings. Cleveland Construction, Inc. will act as the general contractor on the project with a projected completion date of August 2012 prior to the Democratic National Convention being held at Time Warner Arena.

Small Brothers has been building in the Charlotte market for several years and recently completed the Great Wolf Lodge in Concord. For the first time in at least nine months, a new condo development is under way in uptown.

The project formerly known as the Park, abandoned for more than two years, is now being called SKYE Condominiums.

The project at Caldwell and Third streets has been revamped to include 67 condos, down from 106 once proposed, a 172-room Hotel and a rooftop restaurant.

Condos are being priced by the developer, and construction crews are at work tearing down the existing facade. New renderings show the interior will be more traditional than some of uptown's ultra modern offerings. No exposed ductwork, for example. Instead, expect marble and granite flooring and wall accents.

Real estate experts say a new uptown condo project could work - despite sagging sales citywide - if the units are priced right and the developer can afford to wait as the market improves.

Currently, there are roughly 400 new and existing condos for sale in uptown, according to The Littlejohn Group. Details aren't yet available on SKYE condo pricing or when the units will be put on the market.

SKYE may also be uptown's only major, new commercial development to rise from the ground during the rest of 2011 because many developers can't get financing, experts say.

"Having cranes up is a good thing," said Center City Partners President Michael Smith, referring to the boom days of the mid-2000s when nearly two dozen construction cranes filled the skyline. "They are reinventing a failed project."

The developers said they chose the name SKYE Condominiums because of the 360-degree views from the planned 8,000 square-foot, 22nd floor restaurant. The restaurant will include a "sky" bar with walls that open up. A pool, sun deck, walkways and seating areas are also planned for the rooftop.

The former Park, announced in 2000, was envisioned as uptown's first luxury condo tower. Construction later stalled and the project went into foreclosure after the developer, Pete Verna, failed to pay on a $30.7 million loan. Verna later filed for bankruptcy protection.

In the summer of 2009, Small Brothers Charlotte LLC, a subsidiary of Naples, Fla., developer Small Brothers LLC, bought the building in private auction for $4.5 million.

Small Brothers have since bought two adjoining parcels to expand car and pedestrian access to the development and the property was rezoned to mixed-use from residential.

The developers say the building will be finished by August 2012, in time for the Democratic National Convention a month later. Project architect Perkins Eastman has sent experts into the building to perform a comprehensive structural analysis.

In the mid-2000s, developers rushed to announce new condo projects for the center city. Early projects sold out. But as the recession hit, developers scrapped plans. Prices for existing condos fell, some more than 30 percent off their peak. One tower that did finish, the Vue, has struggled to close contracts signed at pre-recession prices. Most of the high-rise's 409 units sit empty.

At SKYE, residents and hotel guests will have full valet service. The ground floor will include about 2,600 square feet of retail. An amenity deck on the 10th floor will be divided into two separate areas to serve hotel guests and condo owners.

Visitors and residents will enter the building through a two-story lobby on the first floor, which will have stone flooring and wall panels with wood accents and include imported marble and granite. Residents and hotel guests will use separate elevators.

Hotel guests will check in at a lobby on the 10th floor. The SKYE lobby's style is described as elegant modernism "with a nod to art deco."

Condos will range from about 800 square feet for a one bedroom to 3,800 square feet for a rooftop penthouse and will feature wide plank floors, gas cooktops and natural stone countertops.

Center city real estate broker Shane McDevitt of The McDevitt Agency, who will be handling sales for SKYE, said he believes the condo market is picking up.

"Interest rate are still favorable, condo prices have stabilized and people are tired of waiting," McDevitt said. "Charlotte in general seems to be on the upswing."

Real estate analyst Frank Warren said if the developer can afford to wait some months before selling out the building, it may be in good shape as the overall uptown housing market continues to improve.

Construction will be done by Cleveland Construction of Mentor, Ohio, owned and founded by the Small brothers and their father. Small Brothers built the Great Wolf Lodge in Concord.

Center City Partners' Smith said he has met with the developers a number of times and is confident the project will move forward. He said developers did the right thing by cutting the number of condos and adding hotel rooms, which will be in demand when the DNC is in town.

Charlotte-area hotel occupancy has risen during the past 14 months, reaching 60.8 percent in February, according to the local tourism authority.

"They are experienced developers," Smith said. "It's an important parcel. This is a nice outcome."

The Johnson & Wales University Student Center is slated for groundbreaking the week of April 26th; construction completion is expected in Spring 2011. According to Johnson & Wales University, "the student center will have a full size gymnasium with seating capacity for over 600, a fitness center and group exercise room. There will be locker rooms and showers for the varsity teams and changing areas and showers for the campus community. The student center will also have a multi-purpose space for student activities as well as work rooms for clubs & organizations and student government. The building will have offices for student activities, athletics, clubs & organizations and new student & parent programs."

Sycamore at Gateway development

Sycamore at Gateway, a $100-million-plus mixed-use development, would eventually include three multistory buildings - of six, 12 and 20 stories - with 416 residences, plus offices and neighborhood retail, all atop a below-ground parking structure.

The city's Planning Department staff has approved the project, which would be located off North Sycamore Street and West Sixth Street east of Interstate 77.

The centerpiece of the project would be a 20-story tower with 268 residences. Prices for the condos would range from $195,000 to $750,000.

The project would include improvements for Irwin Creek Greenway and Ray's Splash Planet, the county's indoor water park, adjacent to Irwin Elementary. The developer plans to create accesses to both properties. Plans also call for a grass amphitheatre, a new sports field and $250,000 in improvements at Ray's Splash Planet. Building on top of the parking deck also would create a courtyard around the three buildings.

The group also is working with the Charlotte Area Transit System with hopes of getting a trolley stop.

This project will improve the safety and usability of these streets for both pedestrians and bicyclists:

- Johnson & Wales Way from Trade Street to 4th Street

- 4th Street and 4th Street Extension from Cedar Street to Tuckaseegee Road

- Tuckaseegee Road to the Berryhill Road intersection.

- A key element will be the realignment of the intersections of Johnson & Wales Way at both Trade Street and 4th Street to eliminate the free-flow right turn lanes and create better pedestrian crossings.

A second feature will be the reduction of travel lanes on 4th Street Extension and Tuckaseegee Road from two lanes in each direction to one lane in each direction with center turn lanes and bicycle lanes on the outside. The project will also include median and sidewalk improvements, as well as the addition of on-street parking where appropriate.

The NC Music Factory is booming! The nightclub "Butter" is always on a wait to get and featuring celebratory guests from Nicki Hilton to Julius Peppers to The Black Eyed Peas. Black Bear Saloon (http://twitpic.com/1gabx2) is now open, Wet Willis is scheduled to open on the 27th of April, I hear rumors of a martini bar a friend of mine may open, and a 24 hour diner is on the way! Also, successfully rolling are The Fillmore and Uptown Ampitheatre music venues and nightclub, Halo. A few places are now serving Sunday brunch in the City. Mortimers at the EpiCentre starts their brunch menu on Sat and Sunday beginning this weekend, and they are also supposed to have a Sunday bloody mary bar. Dandelion Market is now serving a Sat/Sun brunch menu. Merts always has a great Sunday brunch menu and Zink's Sunday brunch buffet is the best! The historic Dunhill Hotel is also serving Sunday brunch this week. Go eat!

PJ's Coffee Shop at the EpiCentre is undergoing a complete renovation, which also includes expanding into the Sunglass Hut which was located next door. A lot of woodwork is going in and almost has the look of Alexander Michaels (for those of you who know about this awesome hidden Uptown tavern). Spoke to Shawn W. and he wants it to have the feel of a locals bar and pub.. I think they will still serve coffee by day and morn, and a pub/tavern in by evening. Will be a good edition to the big over the top theme bars and clubs currently at the EpiCentre.
